Compare a Real Estate Project Before the Site Visit

A concise project-comparison and site-visit checklist covering requirement fit, visual evidence, documents, total cost, seller authority and the next verified action.

A good property listing should help you decide what to verify next. Before travelling to a site, compare the same essential facts across every project and separate presentation material from current inventory and legal evidence.

Start with one written requirement

Record the purpose, property type, preferred corridor, budget ceiling, unit or plot size, timeline and funding plan. A project can look attractive and still be unsuitable for the actual requirement.

Use the same requirement while comparing plotted developments, farmhouses and apartments. Do not compare only the headline rate when the unit, location, infrastructure, legal structure or applicable charges are different.

Read the visual with the correct label

A concept visual explains a presentation direction; supplied site media shows what a project source has provided; neither alone proves current construction, inventory, title, approvals or seller authority.

Open the dedicated project walkthrough, check the media note and write down material questions before arranging a visit. Ask whether the quoted rate is a reference, seller demand or verified current inventory price.

Use the site visit to verify, not only experience

Confirm the meeting point and authorised contact before travel. At the site, record access, boundaries, surroundings, utilities, development status, exact unit or plot identification and any difference from the presentation.

Request the project-specific document list and keep every open question in a dated follow-up record. Do not make a token or transfer because a visit felt positive; verify the approved payment route and applicable agreement first.

Compare total cost and the next action

Include taxes, registration, maintenance, brokerage, finance cost, fit-out or development charges and any recurring obligation. The headline price is not always the complete acquisition cost.

End the comparison with one of four clear outcomes: reject, keep under review, request documents or proceed to authorised legal and financial verification. A CRM record should preserve the selected project, open risks, owner and next date.

Worked example: Reconcile a plot’s area before comparing prices

This fictional measurement exercise is not a valuation, verified offer or legal title opinion.

Planning itemWorked exampleEvidence to record
Plot A: 30 ft × 30 ft900 sq ft ÷ 9 = 100 sq ydMeasured boundary and plot reference
Plot B: 30 ft × 19.5 ft585 sq ft ÷ 9 = 65 sq ydIndividual boundary measurements
Combined frontage if side by side30 + 19.5 = 49.5 ftOnly when the depth is the same
Illustrative ₹30,000 per sq yd165 × ₹30,000 = ₹49,50,000Base price only; add applicable charges

Measure each plot separately

A combined area does not establish where one owner’s boundary ends. Identify the corners, frontage, depth, road access and plot reference separately. The rectangular formula does not apply to an irregular shape. Use a proper survey instead of assuming a brochure dimension matches the ground.

Reconcile the evidence

Compare the measured area, offered layout and proposed sale document. If one says 100 sq yd and another says 95 sq yd, preserve the discrepancy and obtain a written explanation before paying the balance. A boundary wall or verbal assurance does not establish title or approval.

Build an all-in comparison

List development charges, location premiums, documentation, taxes and registration expenses separately. Mark each amount as included, additional or unknown. Unknown is not zero. Confirm who receives each payment and the written receipt and cancellation terms.

Close the site visit with questions

Keep dated measurements, permitted photographs and document references. Assign an owner to every unanswered question. Obtain independent qualified advice on title and applicable permissions. Do not label the property cleared simply because a visit was completed.

Use your own figures

Copy these fields into your planning sheet: Plot · Frontage ft · Depth ft · Measured sq yd · Offered sq yd · Document sq yd · Difference · Rate · Extra charges · Evidence · Open question. Keep private customer and payment details in your authorised workspace.

COMMON QUESTIONS

Before you proceed

Does a project presentation prove current inventory?

No. Inventory, price, approvals, title and seller authority require project-specific current verification.

Should I pay a token during the first site visit?

Only after suitability, authority, documents, terms and the company-authorised payment route have been verified for that property.
