Property Due-Diligence Checklist for Buyers in India
A practical property-buying checklist covering requirement, title documents, site verification, total cost and decision records before payment.
A brochure, quoted rate or site visit is only the beginning of a property decision. A buyer needs a written requirement, project-specific documents, physical verification and a clear view of the total transaction cost before making a commitment.
Start with suitability, not inventory
Write down the intended use, location preference, budget range, holding period, funding source and non-negotiable needs. This prevents a large inventory list from replacing the buyer's actual goal.
For fractional or digitally recorded interests, understand the legal structure, the rights created by signed documents, charges, transfer process and exit limitations. A dashboard or certificate alone does not create ownership.
Verify documents and the site together
Ask for the title chain, land-use information, sanctioned plan or relevant approvals, encumbrance information, seller authority and the draft agreement applicable to the specific property. Independent legal review may be appropriate before payment.
Visit the site and record access, boundaries, surrounding development, utilities, construction status and any difference between marketing material and ground conditions. Keep dated photographs and written responses to material questions.
Calculate the complete decision cost
Compare the base consideration with taxes, registration, maintenance, brokerage, financing cost, fit-out and other applicable charges. The affordable purchase price and the maximum eligible loan are not necessarily the same.
Use a decision note that lists verified facts, open questions, responsible person and next review date. Token or payment instructions should be accepted only through the approved account and documented process.
Before you proceed
Does a digital allotment record guarantee legal title?
No. Rights depend on the applicable legal structure, executed documents, verified payment and project-specific approvals.
Is quoted appreciation guaranteed?
No. Future value, liquidity and exit depend on market and project conditions and cannot be guaranteed.
